After selecting a unit, you complete a short online application that includes proof of income, a credit check authorization, and two references. Our leasing team reviews applications within 48 business hours. Once approved, you sign the lease digitally and pay the first month plus a refundable security deposit equal to one month of rent. We aim to make the process as smooth and transparent as possible, with a dedicated leasing advisor guiding you at every step.
Move-in dates are flexible and coordinated with our property management team. Standard move-in days are the 1st and 15th of each month, but we can accommodate other dates when possible. We provide a reserved elevator booking and loading-dock time slot to ensure a stress-free moving day. A welcome package — including key fobs, parking passes, amenity guides, and a complimentary bottle of wine — awaits every new resident.
Yes. All residents are required to carry a minimum of $1,000,000 in civil liability coverage and contents insurance for the duration of their lease. This protects both your personal belongings and the building in the unlikely event of water damage, fire, or other incidents. We partner with several local insurers who offer competitive group rates exclusively for Luxin Living residents — ask our leasing team for a referral.

Absolutely. We welcome cats and dogs under 35 kg. A one-time refundable pet deposit of $500 is required, along with proof of up-to-date vaccinations. Our building features a ground-level pet relief area with waste stations and a nearby walking trail along the river. Breed restrictions may apply for certain insurance-related reasons — please ask our team for the current list.
Every lease includes access to the rooftop infinity pool, sauna, fitness centre, co-working lounge, and resident lounge with a chef-grade communal kitchen. One underground parking spot and a bicycle storage locker are also included at no extra charge. Additional services such as private spa treatments, dry-cleaning pick-up, and grocery delivery are available à la carte through our concierge app.
Residents submit maintenance requests through our online portal or concierge app around the clock. Non-emergency requests are typically addressed within 24 hours, while urgent issues — such as plumbing leaks or heating failures — receive same-day attention. Our in-house maintenance team handles routine tasks, and we partner with certified tradespeople for specialised work. All labour and parts for building-related repairs are covered by management at no cost to the resident.
Yes. We maintain a dedicated visitor parking area on the P1 level with 20 spots available on a first-come, first-served basis. Visitors register through the concierge desk or the resident app, and parking is complimentary for stays of up to 12 hours. Overnight guest parking can be arranged in advance for a nominal fee. Electric-vehicle charging is also available in the visitor section.
Minor personalisation — such as painting accent walls, installing shelving, or adding smart-home devices — is permitted with prior written approval from management. We ask that any modifications be reversible and that the unit be returned to its original condition at the end of the lease. For more extensive customisation, our design team can provide a complimentary consultation and coordinate approved contractors to ensure work meets building standards.
